About Us

GuestSpaces is a full-service vacation rental management company with locations all around the Austin area.  We simplify vacation home ownership by handling the day-to-day property management responsibilities and offer a list of services to effectively market your property to generate more bookings and in turn, maximize your investment.   

GuestSpaces was founded after unsuccessfully finding a vacation rental company capable of adequately managing our personal home.  We found commission rates to be inflated & service to be sub-par.  In many cases, our home was never inspected by the management companies. As we successfully managed our own homes, word started to spread, and soon our friends and theirs were hiring us to manage their vacation rentals. And the rest is history!

  • Hands-on, personalized service. We are a close-knit, dedicated team who make sure our homeowners, guests, and homes are taken care of at the highest level. We work closely with our professional housekeeping teams and inspect each property before each guest check-in to ensure it is 100% guest ready.
  • Reasonable commission rates. We've found that many other vacation rental companies charge upwards of 30% of rental income and often don't manage every aspect of your home. Here at GuestSpaces, our full-service commission rate is 20%. Never worry about hidden fees as this covers our entire suite of services, including the cost of professional HDR photos and GuestSpaces-stocked amenities!

Our Team

Kevin Kapadia - Co-Owner and CEO

Kevin graduated from The University of Texas at Austin in 2005, after which he moved to NYC to pursue a career in Finance. It wasn't long before he realized how much he missed Texas and was soon back in good ol' Austin!  

GuestSpaces started for he and his wife Varsha as an accident when they bought their first property in 2012. They bought a duplex in Deep Eddy with the idea of living on one side and renting the other to help with the mortgage. One thing led to another and before they knew it, they were back in an apartment and their duplex was a full time STR due to the high demand in Austin. Since then Kevin has left his full time job as an Asset Manager at a Real Estate Investment Fund (where he managed a $600MM student housing portfolio) to give his undivided attention to growing and making GuestSpaces the best vacation rental and management services company in Austin. 

His main goals are to provide guests with the best vacation rental experience possible so that they always come back to GuestSpaces on subsequent trips to Austin and to provide owners the peace of mind that their properties will be taken care of in the best way possible while providing them an additional stream of income. 

Kevin enjoys hanging out by the lake, kayaking, and exploring the new bars and restaurants that are always popping up around Austin. 

Varsha Kapadia - Co-Owner

Varsha is co-owner of GuestSpaces. She is a Texas native and graduated with a Bachelors of Science in Advertising from the University of Texas at Austin. She uses her background to create successful marketing campaigns that maximize the exposure of GuestSpaces properties across various platforms. Varsha is also a Realtor and uses her knowledge of the industry to assist homeowners to prepare their home for a lucrative vacation rental.

She is committed to ensuring the highest level of quality and service and goes above and beyond to deliver a wonderful guest experience.
Varsha loves calling Austin her home and enjoys hikes in the Greenbelt, yoga, and eating at all of the amazing restaurants in Austin.

Kayla Reed- Marketing Manager

Kayla was born and raised just a few hours away in Pearland, Texas into a family full of Longhorns. While attending the University of Texas at Austin, she took a position as a Communication Specialist at the Center for Health Communication within the Moody College of Communication. She is most proud of assisting on a Tobacco-Free campaign built for MD Anderson and the University of Texas System during her time here.

While in school Kayla also worked as a Marketing Assistant at Shady Grove Restaurant, sister company of local legend Chuy’s. She was promoted to work directly with the restaurant's Managing Partner during her senior year and the 25th Anniversary of Unplugged at the Grove, the longest running free live music series in Austin.

After graduation, Kayla just couldn’t move away from the Live Music Capital of the World and soon joined the GuestSpaces team. Her background in the hospitality industry and content creation ensures that the full potential of each GuestSpaces property is showcased for both guests and homeowners. With a passion for community, Kayla also strives to help local businesses benefit from every guest experiencing the best this city has to offer.

Christen Ales- Interior Design Services

Christen Ales is an award winning, full service interior designer specializing in residential interiors. A finalist of HGTV's 2018 "Faces of Design," Christen creates ideal vacation rental spaces that attract guests and enhance their overall vacation experience. She has over a decade of experience in high end residential interiors, with seven years as principal of her own design firm. Her work has been featured in many publications including Tribeza Magazine, Austin Home Magazine, Austin Way Magazine, and Houzz.
